Client Sector Area Location Value Start and Length Contract The land was purchased by our company in May 2011. Once the legal process of the purchase was completed we instructed 105 West Architects and Aspect 360 planning consultancy to gain a planning consent for a mixed used scheme.
Successful planning permission for 11 units was gained in February 2012 following extensive consultation with the local community.
We then proceeded to purchase part of an adjoining garden from a local housing association in order to improve access to the site.
In February 2013, works began to clear a number of pre-commencement conditions, including geological ground testing, and an archaeological dig, as local records showed that a public house had stood on the site for some 400 years.
Bank funding was gained to start the build over two phases in May 2013 and works commenced in June.
The works were split into two phases. Phase one involved clearing the site, including demolition of former stables and kitchens, enabling the building of the 4 new build town houses with roof terraces and an associated car park. This was completed in July 2014.
Phase two works started June 2014 and involved the conversion of the existing public house into 5 flats and a shop, including converting the existing loft. To the rear of the building a further coach-house-style unit was added, including parking and a garden.
Works were completed in February 2015 with the build costing circa £1,000,000.
All units were successfully sold with a GDV of circa £2,100,000
