Client Sector Area Location Value Start and Length Contract In March 2018 we were awarded the contract to undertake the extension and refurbishment
of a 5 storey 42,000 sq.ft office building in central Bristol.
Works included full strip out. Each floor received extensive remodelling with removal of
structural walls and insertion of structural steel work to strengthen the building structure
and create large open plan floor plates. To the rear of the building on the 4th floor, A
sectional steel portal frame was craned in to place and constructed in situ to create
additional office space on a former flat roof. The frame is also the base of a roof terrace on
5th floor. The base / roof comprised of a concrete filled composite steel deck.
A glazed roof lantern was fitted over the original internal central courtyard to form an
internal atrium. A structural infill was created above the lower ground floor two levels at the
base of the atrium. A new brick built lift shaft was created and lift fitted to the rear of the
building. The old lift shaft was used to accommodate the service riser.
Works to the building fabric included a new roof covering, minor fabric repairs, curtain
walling replacement and replica Georgian sash window replacement.
Internal fit out included full replacement and upgrade of all mechanical and electrical
installations mostly run surface. Fit out of office spaces included traditional dry lining as well
as glazed ‘plant’ partitioning, acoustic baffling, decorations, vinyl and carpet floor coverings.
Folding partitions were installed in the ground floor event space. Two new lifts were also
installed to provide access to all floors along with the refurbishment of the existing core
stairwell.
W.Cs to each level and changing / drying rooms to lower ground floor received suspended
ceilings, decorative and tiled wall finishes, IPS systems and new sanitary ware. The Gym area
to lower ground was left finished ready for client to take delivery of specialist floor coverings
and equipment.
We have successfully secured Phase 2 works to the adjacent building which are now on site.40 Berkeley Square
